Rent Guarantee & Legal Cover

If the worst was to happen, nil excess Rent Guarantee and Legal Cover would provide you with peace of mind, in the unlikely event, a tenant defaults on their rent and/or breaches their tenancy agreement. Options can be provided to suit your needs, ranging from a per tenant policy, a per property policy or even a full managed portfolio policy covering all of your properties in a single transaction. Policies include legal cover for repossessions, should this be required.

Nil Deposit

An alternative to taking a standard deposit from your tenant, the Nil Deposit Scheme provides choice for both landlords and tenants alike and offers up to six-weeks rent guarantee when a claim is made against the tenant. The Nil deposit scheme is a quick way for landlords to stand out from competitors and ensure that all properties are rented swiftly.

Rent on Time

This rent collection and tenancy administration service offers complete peace-of-mind, that you will receive your rent on time and secure your cash flow. The scheme ensures that you will receive your rent payments even if the tenant defaults on their payment. Rent will continue to be paid up until vacant possession is achieved and any rent arrears and administration will be handled by our insurance partners, Let Alliance, on your behalf. No insurance policy is needed and there is no excess to pay.

Tenant Evict

Tenant Evict offers a full legal eviction service should the tenant default on rental payments in the first 12 months. A full legal eviction service is provided with all costs covered by our insurance partners, Let Alliance, who will seek to repossess the property and will pay all associated costs. Should the tenant fail to vacate on expiry of a Section 21 notice (England and Wales only) the costs of eviction will also be covered.  This service includes initial advice from fully ARLA qualified staff, engagement with specialist solicitors and representation at court if required.
